Existing Context & Site Constraints
Levante Gate lies on the south-eastern edge of Milton Keynes, east of Eaton Leys and the A4146 and south of the A5. To the east is the village of Little Brickhill.
Milton Keynes is known for its wide range of services, amenities and employment opportunities, benefiting from excellent transport connections. The City is an increasingly desirable location for local, national, and international businesses.
Connectivity
Levante Gate will be well-connected to Milton Keynes and nearby centres including Bletchley and Fenny Stratford. Links via Bletchley and Fenny Stratford railway stations, local buses, the Redway network and strategic roads will support easy access to jobs, services and the wider city.
Design Response
Technical and landscape studies shape the proposals. Landform, drainage and nearby roads inform a framework of green buffers, connected ecological and green infrastructure corridors and sustainable drainage to guide development.
Site Characteristics
The Site lies adjacent to the Eaton Leys development across the A4146 to the west. To the south, a series of hedgerows and small watercourses define the Site boundary. To the north-east, the Site is bordered by a mature hedgerow and the A5. A public bridleway runs east to west through the Site, providing access to the wider Public Rights of Way (PRoW) network in the surrounding area.
The Site is not subject to constraints that would otherwise restrict development in this location, being largely sited within Flood Zone 1, the lowest category of flood risk, and outside of any National Landscape designation. It is acknowledged that the Site is located in an ‘proposed Special Landscape Area’, which is accounted for in the emerging policy requirements of Policy GS18, together with consideration of the Scheduled Monument to the west and Little Brickhill Conservation Area.
